Terms and Conditions of Booking

Bookings

 

A full copy of the terms and Conditions will be found on the Booking Form, which will be sent at the time of booking.

 

Bookings will be accepted with one third of total cost :- Plus a £100 security deposit.

Online Banking details provided when provisional booking made

The security deposit is held against any charges incurred as a result of any breach by the tenants ( eg. breakages, damages, additional cleaning etc.) Where no liability for charges is incurred, the security deposit will be returned within 21-28 working days.

The tenant is responsible for the total rent, and is due for payment, EIGHT WEEKS prior to commencement of the holiday

For bookings less than EIGHT weeks before arrival, the total amount is due, to include full rental, security deposit AT THE TIME OF BOOKING

All occupants must be named and the hirer must not sublet the accommodation nor share it, except for those named.

The property owners cannot accept liability for problems outside their reasonable control ( e.g. Domestic appliance breakdowns etc )

You will be responsible for any damage done to the property or its contents by yourselves or your guests.

 

Liability

 

A. No liability is accepted by the owners for any personal injury to guests, or for any loss or damage to their property B. The proprietors shall not be held responsible or liable for any loss or damage to valuables, personal property of any kind, motor vehicles, motor cycles, boats etc or personal injury or death, direct or indirect, irrespective of how it was sustained, occasioned or caused to anyone of any age (including persons under 18 years) who is a resident or invitee of the proprietors whether caused by or resulting from any default, wilful act, negligence, omission, neglect or otherwise on the part of the proprietors, their servants or agents or any residents, guests or invitees.

 

Cancellation

 

A. If the booking is cancelled then the deposit is not returned and the balance is still payable on the due date. Every effort will be made to re-let and if successful will mean a refund of the monies paid, less expenses. We recommend holiday insurance is taken out.

B. In the event of you cancellation, please advise us immediately. We will make every effort to re-let the accommodation and if we are able to do so we will refund your payment, less expenses. If we are unable to re-let then all monies are forfeited. We strongly recommend that you ensure that you have adequate holiday insurance cover.

 

Cancellation continued

 

1 - In the extreme unlikely event of our having to cancel your holiday, we will refund any payment you have made to us, this is the limit of our liability.

2 - If for any reason the booked accommodation is not available, liability shall be limited to a full refund of the monies paid to the proprietors.

3 - In the event of the accommodation becoming unavailable (eg. through fire or illness ) we will endeavour to provide suitable alternative accommodation, or will refund all monies paid or a portion in the case of curtailment.

4 - Unavailability of the property. The owner may cancel bookings made if the property becomes unavailable for reasons beyond the owner's reasonable control, including without limitation, flooding, fire, significant damage to the property or failure of utility services to the property. We will try to find you alternative accommodation or at your option, will refund any sums you have paid. We shall have no other liability to you.

5 - If the property is unavailable for the date booked due to unforeseen circumstances, all rent charges which have been paid will be refunded in full, but the tenant will have no further claim against the owner.

 

We strongly recommend that you ensure that you have adequate Holiday Insurance cover.  The Post Office and many supermarkets offer reasonably priced UK holiday insurance.
